Flooring and major water damage, June 2024 - Toronto



This project is one of my highlights due to the nature and extent of work involved. The work required structural bracing, detailed sectioning along with exterior work. What started off as a straightforward floor replacement job expanded to include significant structural rehabilitation to mitigate damage due to water ingress.


 

InRoom - Initial nPost floor strip damage assessment.   Window leak - Floor, sil, rim & frame rot/ Load bearing wall bracing for sectioning out rotted framing.

      

Aluminum siding removal to allow sectioning.  Expanded sectioning for rot removal. Sil plate replaced and rim sistering fishplates installed. New rim section installed. 

Damaged subfloor sectioned and replaced.  Rotted king studs sectioned out.  King stud voids packed with lumber, adhesive and sistered with carriage bolts + PL.

New baseplates and reanchored wall framing.  Exterior siding reinstalled.  Damaged window frame (water leak) removed. 

Wall reinsulated & vapor barrier resealed  5/8" subfloor reinforcement installed for tilework.  Composite window frame installed (waterproof) 

 
 

 

 

 

 

Tilework - Final  Window sealed with polyurethane to avoid water damage.  Window foam sealed to avoid water damage.
